Should I get my property surveyed?


Buying a property is a significant commitment, and a survey inspection ensures there are no expensive surprises that come up after you move into your new home. We will always recommend our clients undertake a detailed inspection of potential property purchases.


 

Some may think a survey is an unnecessary cost, however it is important for you to know of issues relating to your property prior to moving in. A survey protects you from having to deal with problems that may be costly and time-consuming to resolve. They also provide further reassurance that your agreed price truly represents the properties market value.

Lender valuations


This is a limited check on the property from a surface inspection that advises on the value of the house and the insurance reinstatement cost. Mortgage lenders require this to ensure the property value is worth the money it is lending.


 

Mortgage lenders do not conduct a detailed survey inspection. Their valuation report will not necessarily highlight faults or potential problems with the home unless they directly affect its mortgage ability.

Types of survey

 



RICS Home Survey - Level 1
 

 

The cheapest and most basic survey. Suitable if you are purchasing a conventional property built with common building materials and is in a reasonable condition. The report provides a traffic light rating of the condition of the building, services and grounds. They give an assessment of the relative importance of problems and also offer a summary of risks to the property. However, the report is not detailed and does not include advice or a valuation. 


 

RICS Home Survey - Level 2


 

The most popular choice for those purchasing a conventional property in a reasonable condition. This mid-level survey covers everything in Level 1 also including roof spaces and cellars. Recommendations for further investigations will also be offered if the surveyor is unable to reach a conclusion with reasonable confidence. The Level 2 report also includes advice on budgeting and further future maintenance. 

You can also include a valuation if needed which will include an estimated market value, insurance reinstatement figure and problems that may affect the property value. 


 

RICS Home Survey - Level 3 


 

The RICS Home Survey - Level 3 is a full structural survey and is the most thorough option available. It is a good option if your property is over 50 years old, of unusual design, is a listed building or is in poor condition. The Level 3 survey is more expensive to compensate for the more detailed investigation. 

The Level 3 Survey will provide all information in Level 2 in addition to information on risks and causes of potential or hidden defects in areas not inspected. The report will outline repairs needed and the costs associated. You will also receive prioritised recommendations and a likely timescale for any repairs highlighted.

First impressions count! We will work with you to advise how best to present your property. It is helpful to clean and declutter your property as best you can before sale. Keep pets out of the picture and clean the areas that are often missed such as skirting boards, window frames and doors. Remove any cobwebs. Kerb appeal is very important - tidy up your driveway to improve initial appeal to prospective buyers.
