Before putting your property on the market, it is important to put in a bit of work to present your home in the best possible light for potential buyers. There is no need to spend money re-decorating, a good clean and tidy, along with maximising the available space and light will do the trick.

 

 

Here are some tips to consider before our photographers visit to capture your property:
 

  • Declutter your home, try to make it look as spacious and possible.

  • Clear the driveway of cars and bins

  • Clear the driveway of weeds and jet wash if possible 

  • Take down clothes liners 

  • Clear away pet bowls and accessories

  • Fully open curtains and blinds to maximise light 

  • Clean any mildew in bathrooms 

  • Ensure every room is clean and tidy, with the beds made 

  • Put away children’s toys if possible

  • Ensure all lights are working and broken lights bulbs are replaced

  • Mow the lawn

 

Tips for before viewings; Follow the advice above, in addition to:

  • Investing in some air fresheners, as bad smells are a big turn-off for potential buyers

  • Clean all windows

  • Warm hour home if viewing in winter months 

  • Turn off all televisions and computers

How long will you market my property sale?

We will market your property for as long as it takes to sell. Along the way, it may be necessary to make changes to keep your property being advertised in the best light to get new buyers interested. You will only pay us once the property has been sold and the sale has exchanged.

What if I change my mind and want to pull out of my property purchase?

Both parties are allowed to pull out prior to exchange of contracts. However, following exchange of contracts, the opposing party is entitled to 'breach of contract' terms. Therefore, the seller would be able to retain a proportion of your deposit.
